While there are some benefits to not using an agent on the buy side, such as attempting to negotiate a better deal with the seller, it may be more worthwhile in the long run to get licensed.

So, if you can find enough subject to deals and have some capital to sweeten the pot for the seller, you may be able to put together worthwhile deals.
