My personal example is this: ( a few years ago, we were financing a wonderful commercial property, deal fell through because an out of state bank representative guided us to apply for the wrong financing product that wasn't available in our state.

I am getting ready to close on my first investment property and came across having to purchase 2 types of insurance in order to close on my funding from a fix and flip Line of Credit product. 

As many of you probably know (and I just learned), proof of a consistent flow of income from the same employer for 2+ years is extremely important when it comes to receiving a loan (regardless of my excellent credit score and lack of debt). 

I am 18 and don't have money to spend on getting a pro account so I am making my own calculators in excel. 

I also may be underestimating the ability of the excellent lender I'm working with to make something happen for me.  

But the after 1 year value isn't making any sense to me.Just logically thinking, the equity after year 1 should be the Initial Equity + Principal Repayment which I am using the Excel Formula PPMT to figure out.If anyone could provide some help with this I would greatly appreciate it!

     I'm looking to compare notes with other high occupancy vacation rental property owners seeing excellent returns, in an effort to find a new market or two to expand to. 

SFR portfolios are not a product with huge demand, may as well sell them off one by one.

If you feel that the overall mix of security and income production of a rental property will outperform what your IRA is generating today in conventional assets, then it is a good move. 

Part of me thinks a cheap solution could be skim coating the wood with some form of product to get it a bit smoother and then paint with a lower sheen.
