Find someone that maybe doesn't have funding but can find deals and be the boots on the ground day in and out overseeing the project.

A lot of those 40k houses south of I-630 and in the south-west part of town are in depressed areas, and I'd be very wary of purchasing sight unseen unless you are VERY close to the university or have trusted boots on the ground.  

It says any transfer of title in full or in part is grounds for the mortgagee to accelerate the loan and  call the whole balance due.  

This could lay the ground work for a long a great relationship with an agent!

I am planning to keep my full time job while I get my investment business off the ground and eventually transition into a full time real estate investor.  

We paid him the first installment of $2000 to do phase 1 of the plumbing  on our rehab.

I'm just in the brainstorming phase on using a retail space as a "collaborative workspace" where freelancers and small business owners can rent shared office space.   

I'm feeling a bit jittery about the OKC market and its dependence on oil.Any suggestions on folks on the ground would be very much appreciated.Steven
