A TK provider, however, ought to have their reputation to consider and be more concerned with passing on a solid management relationship, good tenants, etc. not merely a good building.

I did, however, eventually evict the tenant for non-payment....so much for all the "extra" income.You could also explore switching to collecting 1/2 the rent every other week to accommodate the tenants poor money management habits.

I highly recommend getting with a reputable REI-Friendly Realtor in San Antonio(there are plenty here on BP) to get a solid ARV and then partner with a an established investor to guide you through the process.
