That included materials, painting, and labor for trim and interior doors, plumbing rough in materials and labor to make a half bath into full bath, drywalling and finishing the other bath with some small plumbing updates, installing laminate floor, retexturing and painting ceiling, installing kitchen cabinets/countertop/sink, and some other small things.Me and my hourly labor friend did all the full house wall painting, demo, lighting install, faucets, door handles, landscaping, changing out all plugs and switches to white color, tile and backsplash, and a long list of other small things.

Coast Guard HQ is already under construction and DHS starts soon.This is the largest active construction project in the US per some folks.However, this part of SE DC is thought by many to be the worst place in a city that has its hoods.We were thinking we just got in a little early, but the price was right, we are in all cash at about 65K and the carry is minimal given the potential upside.So we keep working on some final plans and were going to pull demo permits this fall and begin some work in the new year.Here is the kicker!

There is a ton of it going on and builders are buying old ranch homes for $250k, demoing them, rebuilding new, larger (3,500sf)  more open floor plans homes and selling them for $850k-$900k.

Assuming I find a lender (which I'd do before making an offer), I'd use a conventional mortgage to demo the house and build a new house.
