At 10pm before bed I make a brain dump of everything I need to do that I can think of.

So they are paying $800 for their 3 bed room 2 bath home with a yard, central AC, 2 car garage, in unit washer and dryer etc.

As well as is the bed made and clean, are there crumbs inside the couch. 

Its a 5 bed/3bath, 2300 (+basement) SFH on .48 ac and is across the street from the hospital in a nice part of town.

@Justin KnightenThat sounds correct but you should still have an attorney review it in case there is some quirky state lawFor example if your neighbor built a 12 bed 12 bath home on the property should they only be responsible for 1/3 of the cost - as based on agreement the answer would be that is all they owe.
