I know someone who purchased a student rental and then failed to secure tenants by the start of the academic year and ended up losing it to foreclosure.  

I would suggest getting a Google Voice phone number to use with all of your Real Estate Business.  

Our renters lease ends September 30th and she has voiced that she would like to stay another 6 months because she is saving money to buy a house.Now for the problem, we bought and moved into this duplex to build out the unfinished basement on our side and add a bedroom as well as a family room in order to charge more for rent.

I encourage my people to attend a city council meeting to let their voice be heard on the rising costs of municipal utilities and taxes.  

Also, they're in an intense academic setting, so they're heads down in books and study sessions ALL THE TIME.  

I sold it one year later, because of the HOA for the same reasons you did.I also got on the board, and was the only voice of reason (LOL). 

Your inner voice is saying, who would rent this crappy property, so it must be a scam. 

I went to meet her in person, so she'd have a face to go with my voice/name.
