Laundry hookups and a a washer and dryer ran me about 1200 initially per unit but brought the rent per unit up $150. leveling off the yard and spreading crushed stone for off street parking cost me almost $3000 but was another $100 per month per unit.

With our expenses: $125 for utilities, $110 for taxes, $80 for insurance and there were a few kinks to work out in the first year so about $1200 we could call cap x but really things we didn't do in the remodel (like we had a washer/dryer stop working and I think we put in some ceiling fans).

Like everyone else on this planet, we've had thefts on jobs and in at our own properties where thieves took the stoves, refrigerators, dishwashers, built-in microwave ovens, washers, air conditioner condensers and had walls ripped open for the copper pipes and copper wires.

If you want to CREATE a deal, you are looking for properties on the MLS that have upside -- where you can build on the extra land, increase the cashflow by furnishing the property or adding amenities like a washer and dryer etc, add units etc.
