It isn't a matter of questioning the percentage of gross rent that I should be saving for those expenditures, nor the raw amount - rather, it's about what upgrades, appliances, physical modifications, etc., truly end up being worth throwing down extra money for in the beginning.

I know you cannot forbid a disabled person from modifying a unit if required for their disability, but are you allowed to hold them accountable for the damage done if they don't do the modification and damage your properlty?

hence why its vital to have a record/receipt of any rental property having been treated (ie, sprayed or 'heat' treated) in between each tenant.absent proof of  a preventative treatment before tenant moved in, its up in the air if they are blaming landlord for an allegedly pre-existing condition.i'd give them the option to vacate if they can't take care of the pest problem as its a single family detached.

In addition to not having access to records online like other services like erentalservices.com, which allows me to log in and look at past checks which include vitals that I may need to assist in skip trace like SSN or DOB, (unfortunately in that positio nas we speak) SmartMove doesn't do employment or previous landlord checks either.
