Obviously there is more to it than that but the root of it all is getting to know your tenants and then verifying some basic data (checking to see if they are full of bs about their job, for example).I’m moving out of state in March , so want to make sure my unit is rented before we leave.Sounds like you need to be extra sure you have a good tenant in there and potentially someone to take responsibility for monitoring the place. 

But I like to be hands-on: writing welcome notes, preparing welcome gift package, monitoring the property regularly, and keeping it in good shape.

Kudos to him.Pete and I are continuing to monitor the MLS for relatively good values in the same area. 

I also lock exterior A/C circuit boxes and label the units, cage and circuit box with A/C specific alarm stickers that I had made up.I will frequently install an inexpensive alarm system (not monitored) which gives me peace of mind between tenants and acts as a selling point when showing the units.I've doubled up on door stops (to prevent doorknobs from going into walls).

I'd say more importantly, let someone else monitor it for you.  

I will look up the Simplisafe alarm system as an option to the project.This property is located in a rural part of the Longview area of Gregg County, where it is only monitored by the Gregg County Sheriff's office.  

You can then respond back and forth and close the ticket once it's completed.If you're a property manager, you can monitor all the properties you own this way.

I have been monitoring comps like a madman in Metro Atlanta.
