@Steve Babiak is one of the DIG sub-group leads for the Chester/Montgomery county subgroup and since he is too modest to toot his own horn, I will say it is an excellent subgroup and I try to make every meeting....Not just being modest - the moderators could remove that sort of posting had I made it ;)

He is a moderator on this board and really knows his programs.

In my opinion, 25k is still not enough, as most of the properties are moderately high, good deals (meaning somewhat move in ready, in decent neighborhoods) you're gonna need roughly triple or at the very least double that to invest around here, if you're new like me.

Looking for kitchen cabinets for moderate to high end rehabs in Pennsylvania, Maryland, DC, and Virginia.Anyone heard of http://www.barkercabinets.com/default.asp The problem we are encountering is they offer no design consultation, so we aren't sure what to order for each kitchen we do.

Assuming no global or economic catastrophe, I believe we will see moderate appreciation over the next 2 years (i.e. 10% cumulative).  

These kinds of things never work out very well when you have to depend on the good graces of individuals, and you don't want to be a moderator from now until forever between you and the former neighbor. 

I've had moderate success as a poker player and as a currensy trader.
