Have located two perfect land parcels for consideration of developing a new MHP in Chicagoland suburbs.

We also developed feelings about what aspects of the business we liked best and which not so much.  

I'm hoping to develop 2 homes on the property with the potential to subdivide eventually.

Over the last 5 years we (@Sam Wilson and I) have developed a pretty cool and detailed system for tracking preforeclosures in Tennessee - primarily in Memphis and surrounding counties (but could easily be expanded to any other county or city).  

Wanted to throw it out to the community as well as get thoughts from those of you who have developed property.

Then either a sale for land or development (another 8 months).

. :)To take your game to the next level, I think you need to do 3 things: Develop your ability to find deals OFF-MARKET (not just pre-market, from wholesalers or at an auction)Develop your ability to find private financing (not hard money)Develop your ability to find and negotiate seller financingTo find deals off-market, you're going to have to do your own marketing to generate leads.  

This is not uncommon as most small developers try to avoid involving the City in light renovation, but this seems to be more than light reno work.Is there a way to still make this deal work?

I have a few thoughts to share:--I think by writing your response, you've identified one of the key issues yourself:  it's important not to make assumptions about your seller, their motivations, and what they may say yes or no to.  

Fellow BPers,I am in commercial RE development of smaller stand alone buildings that at this point are fairly cookie cutter.
