The kitchen has a few interesting issues... and they seem to be the difference between attracting a B tenant vs. an A tenant from what we've seen so far.1) the previous owner fancied himself a craftsman and "refinished" the cabinets.

This sounds fanciful to me.

It's nothing too fancy, but at least gives you something in writing.  

It doesn't need to be fancy but it needs to be clean, functional, and within walking distance of campus.  

I do a lot of asset management which is a fancy way of saying I manage the property managers but what it really means is that I get the benefit of their collected wisdom without having to do all the hard work they do.We also do a lot of what's called 'value add' deals where we take an uderperforming property and bring it up to market or 'stabilize' it.

It is not fancy, but if night noise is too bad, you could put foam in the window... it would help cut out light too.

A well speaking young man called sent him to the web site he looked over the qualifications and wanted to see the apartment. brought his application + $35 bucks drive in a 2010 BMW 311i well dressed good looking guy. loved the apartment handed us the application did a background check and 20 pages printed out rather than 4 he had 31 felony convictions 3 evictions 4 times in his life he did 3 years out of a 5 year sentence and bigest shocker I was alone in the apart with his guy Holy Hell  ( clears voice--- REJECTED-
