Hi BiggerPocketers,As I proceed on my quest to setup my first Apartment syndication deal I have encountered some questions on how to structure the required business entities and thought what better place to ask these questions than on the BiggerPockets forum so here goes. 

I've not encounted any other legitimate lender going 100% on a non-owner-occupied investor spec build, but I would be interested to learn what fund out there is doing it. 100% financing and 2 points for that type of loan is something I can't touch. 

If the landlord took care of the problem and paid for it you won't have any luck getting a discount on your rent unless you had some horrifying mouse encounter; and then only maybe.

I've only been wholesaling for a year, but I have yet to encounter a buyer in Indianapolis that is worried about my fee. 

And, tenants aren't very good at cleaning these which leaves what you are encountering now. 

Or are you trying to market it yourself in a quest to save the commission, thus encountering all these buyers that can't get bank loans and want to you to carry paper?

I read that 80% of sales deals happen at around the 5th follow up so i'm trying to figure how frequently I should follow up if I only do Calls/SMS (No voicemail).Also if I encounter a lead who's got a DNC number but was willing to take an offer on their home when they were called one time, i'm wondering if it's safe to follow up with the lead after they expressed interest in receiving an offer.

The main problem with single-family homes is that they age rapidly, and if you own them for more than five or ten years, you'll start encountering major capital expenditure issues that hit you like a tidal wave.

In Minnesota I would imagine you would encounter snow as well.
