I recently rented to a person with a very low credit score it was a chance but I had to find out why it was low and it was due to downsizing at the job and they had a new trade (truck driver) and they have paid very well for almost 2 years now.

What else would drive rent appreciation here?

I have also only had one problem with noise and my neighbors were quick to let me know.I use an exterior camera system that I can tell if there is more people than what is allowed.I imagine there may be a wifi enabled sound meter/device that can alert you if sound is over a certain dB level, but have never had the need to look into this.I also get a copy of the renters drivers license so I know who I am renting to.I also have a minimum age requirement that helps weed out a younger group that might be more inclined to be single and throwing noisy parties.

This is the first time one has worked on the numbers side and I just wanted some input.As to why I haven't seen it yet is because I was hoping to put in a "site unseen" offer and get it under contract, then do an inspection to see if my worst-case scenario numbers still worked.Also, I'm a truck driver and not in town at the moment.

I'm guessing you have a great demand driver from airport. 

The location in my opinion is a driver here too. 

The driver is is it owner occ or for homeowner purposes like Ann talks about then I need respa and tila and I don't go there ..

In Placer county to access any probate file you would have to leave a deposit of your drivers license and house/car keys.

I would like to grow a portfolio large enough to allow me to quit my current job as a truck driver and live off of passive income.I have no real estate experience.
