What you say about Stalin is disputed by many great men and women and I don’t want people to think this revisionist history is without its critics.  

If they do show and your records are good you will win and if not and they dispute they will set a trial for a later date.Assuming you have possession the tenants will agree to a date to leave and if they do and drop off the keys and give you something in writing saying, "we are out" you can stop the process and take over. 

How do you guys deal with inter-tenant disputes?

Best advice as you said: talk to someone who knows the law because it can be different than just a contract dispute in some states.

Resolution:  Your realtor needs to get a back-bone and advocate for you - something that is obviously not happening. 

If the tenant was otherwise a great tenant, no headaches and we are not talking about a huge sum of money I would try to explain but might try to work out some reasonable resolution for July and August, but hopefully your new lease made the upward adjustment to the rent.
