What growing up in Portland taught me about real estate is some places end up really rebounding through concentrated efforts to revitalize an area.

We would like to keep providing working folks with a place to raise a family or concentrate on rebuilding a career. 

You would then concentrate on getting deals, signing contracts and collecting checks.

What you need to concentrate on is making sure you have a good understanding of what the income and expenses are.

More than likely a cannabis residue.  

Definitely pay attention to drainage as you should anywhere but a little more important in high concentrations of clay IMO.  

So IMHO, the following asset classes should be considered but with the assumption that a deal sponsor has 1) taken such asset class through a recession or two and 2) on a market by market basis: MHP, MFH, storage, medical offices with concentration on infection deceases, and assisted living.

But if you're going to be concentrating on education for the next 2 years I would purchase something like a 2 - 4 first so that it's not on your mind more than your studies.
