I can proudly say today the houses in this exact block are selling for an easy $50,000 to $60,000.At last, we got everything cleaned out and started doing the rehab when out of the blue I had a contractor call me saying someone cut down the trees in the back of the house partially to where they were falling down.

Basically, if you have the cash for a downpayment, you have the cash to pay off your debts (and likely more if you're looking at a DP on MFR).Waiting to pull the trigger is often a huge stumbling block for new investors, because it always feels like if you don't invest NOW, you'll miss out.

If they can't collect 90%+ on current rents (should be a bargain for the area) you have to come up with thoughts on the rent pool for the area, it can support $850, if tenants with income to support $850 will want to live on that block, etc.And - to be intentionally glib - almost all deals will pencil out if some rehab will support a 71% increase in gross revenues.

It's a no win situation and they can make every showing a disaster,, leave out trash, smelly diapers,, block entry,, That's why when larger complex is selling they usually have buyer act like a maintenance tech so they basically see the units and not cause a heads up with tenants..

Interestingly, the guy describes his house as a 6 or 7 out of 10 – but then explains it’s a 25 year old house, with no upgrades, original cabinet, worst landscaping on the block, water damage, and a hole in the garage.
