You should find out who the players are in office leasing in your area (specifically the type you have i.e. small boutique, medical arts, large single tenant, ect) and set up meetings with them.

I've been reading lately that many people are actually leaving the area en masse due to the cost of living, which means it could become a cheaper city to invest in soon (hopefully).http://www.newsweek.com/why-are-californians-fleei...https://www.sfgate.com/expensive-san-francisco/art...I feel that a lot of those strong, tech-sector jobs are moving to cheaper areas (Austin, TX and Denver, CO. are cities that come to mind).

@Brie Schmidt has some valid points to consider.But you can also use a HELOC, take the cash out, then loan it to your LLC at an interest rate that art least covers your HELOC interest (plus a point or two if you see fit).

I have been selling the lowest ones off but I wish I had at the time all tenants who had the criteria of the ones were art talking about here.

Real estate is something that I've always found appealing, but have never found "investable" until I started digging into the art of rental and long-term cash flow investing.

Eventually, I did go back to school & majored in what I love, art.

It's definitely an art and a science.
