As I'm a former Calif real estate agent (I'm from Oakland btw), my ability to be able to explain the differences between the markets was really invaluable to them, especially as it relates to the purchase contract and escrow phase (in fact, the term "escrow" is rarely used in TX, and I often get teased about using it lol!).

Buying a property out of state takes a lot more due diligence than it does with a property within state, and that is because you are so out of touch with the area to turn around and get there you want someone on the ground that you trust 100% (that's in any scenario, but it's just magnified the farther you are from the property you own).Good luck!

You could have the inspector or boots on the ground person meet with the buyers and have them get that assignment contact signed.I never did this but I got a friend that runs the business like this.

According to HUD they did not find any health risk outside of some head aches, throat irritation and the like.The best way to do a preliminary check is to pull out an outlet and look at the ground wire.
