Got my first mentor!

So I have hit the ground running. I have started the education basics on here I have been reading stuff like Krazy, I have attended a seminar and all this in just the past three days. Today I talked with a very helpful realtor who also invests in real estate he had a lot of great information about the local market and what has worked for him we talked for a long long time and we will be meeting up to look at his property he is flipping and looking at others he thinks are good potential investments. he does things often contrary to what Ihave learned here and on fortune builders, Do you think that because we are a rural state the rules are different? that finding distressed homes or FSBOs are not the way to go in a rural market? Let me know what you think
