Probably on a daily basis people are being fined or criminally prosecuted for practicing real estate without a license because they're working on the behalf of others.

Hello Everyone, This will be my Second Tenant in Tacoma for a Midterm 90 day lease.We did the background check and it shows 1 Bankruptcy No criminal history, no eviction etc.

Basically, I would run criminal record checks, but didn't run credit checks (I, rightfully or wrong, assumed they all had bad credit).  

Scary that this type of 'Criminal' can get away with keeping landlords in court for such a long time.

We had several evictions, moderate damage (including having the copper pipes stolen when criminals pretending to be tenants came and cased the house), and a lot of anxiety about vacancies.

We have another rental coming to market soon and wondering what others are now using for minimum tenant requirements after everything that has happened in 2020 with the eviction moratorium.This property is in a class B neighborhood in southern CA.We were thinking 650 credit score, 3 times rent income, no evictions, no bankruptcy, and clean criminal history.We would rather hold out longer to find a good tenant than end up with bad tenants with the backing of CA free legal funds.Thoughts?

I'm using Zillow for applications, so they give me criminal, eviction and credit score.
