If it were mine (and I don't do student rentals but from a property management point of view).Maybe coach the (young inexperienced) renter about calling several times about the same thing--ants, etc..Ask to see a copy of her class scheduled for this semester.Confront her directly about the suspected Narcotics issues and advise her on your (and the Police Departments) policy regarding that.Come at the issue with a customer service attitude vs. an adult/child attitude, ie.

i am in a similar situation where my tenants in an adult community and everything is electric and realized a $300 bill may be a regular occurrence.

I would hate to lose good tenants that meet the 650 minimum requirement, just because they are bringing an adult child with them who lacks a credit history.

We personally have all adults (18 and over) go onto the lease (as well as conduct a background check), and I would recommend it for you as well.

Most of the neighborhood has had shed dormers added to increase the usable upstairs space and I'm looking to do that to this house too in order to add a bedroom that an average adult can use (the upstairs bedroom is chopped up into two tiny rooms that a twin bed cannot even fit into and the ceiling heights are not to code.)
