My observation is that a true Turnkey, such as Memphis Invest for example, has completely rehabbed absolutely everything in the home.

I plan on making a move to Southern California in a few years, however, I am looking to invest with developers building high-end spec homes beforehand.I have been fascinated seeing beautiful speculative-built homes across the LA and OC areas and I plan on getting involved by the end of 2024.My plan is to invest passively in such developments while observing until I can develop such properties myself.Any advice, input, recommendations, or referrals would be much appreciated.I look forward to your responses.

Looked over the limited photos provided and observed some of the paid for projects were incomplete.Inquired with the company contact and we were redirected to the contractor, who oversaw the rehab with our questions and concerns; such as the need to install missing siding panels noticed in completion photos, what repairs were done to the rusted water heater with the scalding hazard because of a missing valve, or what repairs were made to the roof and chimney with the missing chimney cap since the roof will not be replaced.It's been over two weeks and the contractors have not responded to our questions or concerns (all via email) nor have they answered the companies email to respond to us.The company now suggests we hire a third party local inspector to see if the work was done.  

I am just observing that markets make new highs at least on the west coast every decade or so and have for the years I have been alive.. 

Just a quick observation here, but @Brandon Hall is a frequent contributor on BP and is a knowledgeable person from what I have observed.

We don’t want to speculate on the purpose of the ‘retail activities’ that we have observed but we think the best solution would be for you to move out and accordingly we will release you from your lease agreement and waive the notification requirement and the early termination fee.Additionally, if you leave your apartment in good condition, broom clean and completely empty, and move out before March 10, we will return your $______ security deposit (less any outstanding water bills) on your move-out date rather than making you wait the 30 days permitted by Ohio law.

In the event you decide to allow the tenant to care for the pool, you might also consider adding in a provision that triggers your ability to raise the rent and hire a pool company in the event you observe the pool being neglected.
