I'm rather paranoid about getting sued after having to evict a nightmare tenant on another property with nothing wrong with it who refused to pay rent, refused to move out, constantly insulted and harassed me, and frequently threatened to sue me for millions I believe for injuries he sustained when he was drunk and stumbled.

which makes HML in Canada attractive  if you can make a loan with US dollar right now with a nice 10% plus interest rate ... then say 2 or 3 years from now the Loonie is closer to par you do quite well.I stumbled into a few of these when I spent time in B/C  made the loan at an all time Loonie low then got paid off when  we were close to par...
