It takes time, but get up and think what you have to be grateful for;  Being healthy, having a spouse you love and enjoy being with, having children who you love, grandchildren, enough to eat, money to pay your mortgage with, etc.

When I was young and buying my first home, and had 20% down, I was incredibly grateful that the seller covered commissions, and so was fine with covering that when I sold, as it wasn’t nearly as painful to my pocketbook since it just came out of profits.I agree dealing with investors is different as they often don’t use realtors, but your average person doesn’t know how to buy a home and protect themselves during a transaction, nor have the time to figure it out, so they use someone to help.

I try to limit my slovenliness if I have to be seen in public with my people - my wife, parents, or band mates - but beyond that my typical uniform is a pair of Russell athletic shorts, a Grateful Dead T-shirt and either no shoes, Birkenstocks, or a "fancy" version of Crocs.
