I think Roofstock falls into the soft-core tech company category.

Each side is 1400 soft.

Some areas are getting soft but it's serviceable for at least a couple years.

I figure two elements have to come together which are the bank approving the sale of the property which would be 50 to 60 percent of FMV and second the repairs, soft, and hard costs have to make sense.

Repair costs (hard and soft costs) should be added to the purchase price. 

Not including land purchase, soft cost, etc.

Ask to review your finances, maybe do a soft credit pull, find out your strengths and weaknesses and go from there.

@Jonathan Wheeler We used our own labor for portion of the build (Full Disclosure we own a Contracting Company) and then out source the Roofing & HVAC. so we had a pretty good handle on our Cost (Both Soft Cost and Hard Cost).

When you get one, you need to be very soft and comforting in your approach.
