He is a member of  the local REIA and is usually our speaker around November to give us insights to prepare for year end taxes.Dave is actually an Enrolled Agent ....same as @Steven Hamilton II .Forgive me if you already know this but if you don't, Enrolled Agents are the only federally licensed tax practitioners who specialize in taxation and also have unlimited rights to represent taxpayers before the IRS. 

She worked as a registered nurse, which I thought was a pretty stable career, she was upfront about her eviction, and she filled out the online application.

Know your clientele :The whole town is c class ( D class in some areas) other than some pocket areas on the west side ( Millcreek) You need to understand there’s not going to be young professionals ,business folks ,and nurses applying for much in this market and they will be looking for home ownership usually or condos up by the bay front .

But face to face is the last mile locally in the zips you will be working.Changing the source of your income from your day job to REI is like getting a nursing degree, will take time, investment $$ in education and then the field training.  

If you are uneasy about it you might be honest and explain to the practitioner why, which it appears that they just have not either explained it well enough or you just need more time to comprehend and grasp what they might have already told you.
