As far as I know, HML is going to insist on doing the title in LLC, which will change the options you have.

Don't forget, most prop mgmt firms will insist on handling repairs and yardwork themselves, then charge more than you pay now.

So I would say, no, I would insist, that though your buyer may have had issues getting the predicted ARV, it is not because we were wrong per se, but because of one, or some, of the many other issues, totally in your buyers control, not in ours, that arise throughout the life of any project.

I agree with @Ivan Barratt and believe that those who insist on 30%+ discounts when they might not be warranted (cash flow is still there albeit slightly lower; relative risk is attractive, capital is looking for home) will simply miss the opportunity to invest/grow their portfolios.
