Survivorship bias is a dangerous thing to build an investment thesis on.And you might be right about a neutral observer seeing opportunities differently.  

@Jason Powell take my advice with a grain of salt, I'm a syndicator so i'm a bit biased. 

It's Citiside Properties and I do work very closely with them so I am a bit biased.

Just a side note, don't believe everything you read on bp as much of what is posted is by folks selling in xyz market and a level of bias exist in order to make a commission. 

I'm sure you've seen all the Forbes reports and such stating the same, and even with my bias I think it's the best area in the state to look. 

We need a company to come up with algorithm to rate these neighborhoods without a biased point of view. 

Of course I'm biased, but I would disagree that you need an attorney for these issues.1031s (at least a simple forward exchange which would be the case here), installment sales, etc. are very mechanical.There is no controversy and no question regarding the interpretation of tax law that would require legal advice here.

It was way too far past my bedtime for me to be digging that stuff up :) That's the problem with with these politically biased "fact" sites.

I may be a little bias, but I think people should spend time finding deals and let the mortgage pros find the financing.
