The way I understand it is as follows: Determine final value based on comps, subtract 7% for agent fees, subtract cost to build SFR, subtract a percentage to keep as profit.As an example, let's say I want to build a 2000 sq. ft. house that can sell for 900k. 

His comps consist of comparing a vegetable to a fruit.

Then pull out some fruit out (equity) after 3-5 years to scale up and by more rentals with that cash.

Sometimes fresh fruit from the garden or a nice bag of coffee or tea.
