To the OP, if you have good finances and good history, you can approach a commercial bank for "rehab loans" that may not make it through a GSE underwriting.

(Apologies to the OP for my comment) You should keep that to private mail, or try to unsubscribe from Claudette's company marketing emails as a quick look at her website (check her NO profile) looks like it's a list manager that you signed up for and would likely have an unsubscribe link)Also, it took about 15 seconds to go to your website (published in your signature right here on BP) and find several phone numbers, and your email address.Best of luck.
