The state and metro GDP has had a strong positive trend over the last few years, the population has been growing over the last few years, it has a diverse job industry, crime rates have fallen, rent to value seems to be reasonable, etc.My only concern is the the median home value which seems to be around $180,000.

Sometimes the decision made at the court house drive me crazy, but I remind myself I have all these units, lots at a 3% interest rate, my tenants are paying down my mortgages, and they have continued to appreciate.Having a diverse portfolio has also helped.
