For this premium they are responsible for selecting and managing subs, managing material purchases and for all work being performed to spec (this is a financial risk for the GC also - if work needs to be redone it's on their dime). 

The rest I sort of see as a "dime a dozen..." 

Other turnkeys don't make you put up a dime (other than earnest money) until the property is ready and performing.Why those areas in particular?

Still pending an official report.As I stated before, my tenant is really good, so I immediately sent someone over to fix the door on my dime.  

I can see for residential as many agents are a dime a dozen.Ben any residential broker/agent in my view should be turning around the questions and asking you some things.What are you trying to do??

I would highly recommend that you don't back out of one when you get it though, because that is why most realtors hate LOI's.Either way, 99% of realtors won't ever make you a dime.

If I send out another 500 mailers they're not nickel and diming me over it, and, in the grand scheme of things I feel that the call service fee is relatively insignificant if I'm getting in front of sellers and closing the deals.  

My @$$ left almost 3 years ago...Also, we have NO 9% plus income tax, and all the other commie taxes your legislature imposes, gas, air, carbon, plastic bag, cow farts, etc, as well as giving every dime you give to them in taxes to SJW programs, I hope you enjoy writing your actual property tax checks next year.

And I' didn't spend a dime upgrading my B P acct. 

Unfortunately rule breaking tenants are a dime a dozen.
