@Joshua Dorkin  for us when we target a specific asset class etc.. we create custom lists.In the old days it was lots of work at the courthouse.. then lap tops were created this enabled us to really home our list down.. then we reverse directed them and we called the folks. if we could not call or knock on door we as a last resort sent something through the mail.

But that will be reliant on outside money coming to a somewhat sheltered community that hasn't traditionally catered to affluence or outsiders.Other micro-markets of note: Park City (compare to other national resort towns), Vernal, Cedar City, Tooele, Moab, PriceRural Utah:  There's a lot of it including beautiful areas that could make great STR's, remote work situations, etc.

This way I may have a list of 2000, and I will have maybe 20 properties a week that I'm extremely interested in, and will make it my business to get a voice or belly to belly.The exchange between postcard, letter, phone call, and at last resort door knock + hanger will get people to either tell me to leave them alone, follow up later, or lets talk.
