Don't assume that all auction companies operate identically.

They look nearly identical, please let me know which one you went with, and why?

I own 2 identical houses, side by side, and there are identical houses on either side of these 2.  

This is not "non-conforming" - I know because I just closed on a property that is IDENTICAL to the OPs with a conventional loan.

If you were able to procure financing that allowed you to buy 10 identical homes to the hypothetical one described in this scenario, each with just $10,000 on the table, you would have ultimately spent the same $100,000 described in scenario #1 at the end of the year.  

Tenants having similar complaints to owners- EVERY client that has come over has had identical or extremely similar issues.

Of course, you can always utilize RUBS, or assuming all units are identical divide the bill by 4 and send it to each tenant each month.
