I know prices were really low there, but as the coastal areas are picking up, is it driving people back out to inland emoure?

There is zero room in land lording for emotions or compassion especially in C class section 8.

One might have to venture to the much less expensive inland SoCal areas to get what you are looking for.

It takes me a year to build this back up for the next one, but for a long term strategy I feel really good about having 25% equity minimum starting out...the odds of my little empire falling apart feel lower than if I had 0, or 3, or 5% equity in a home.  

I am looking to develop my own real estate empire while helping others  invest and buy/sell primary homes.
