This is why an inspector is hired and paid to make sure house is safe and within code.I'm not trying to dance around the subject, but some buyers agents and some buyers should really just chill and buy the house, or pass and buy another house!

Get an architect that has worked with "govt planning" (that term gives me chills).It'll be the quickest way to figure what you want to do.
