All of these renovations costed about $22K since I did the work myself with the help of some talented family members (except for HVAC).

Sounds like @Cassidy Burns has grown to the point where a talented accountant is becoming necessary.Cassidy -make sure you get an accountant that understands your business.  

My talents also are having a good pool of people to choose from to call for work that needs to be done, knowing they will complete the job at a fair price.

I'm only able to charge so much because I have a talent in getting high paying tenants even if my property is about as good as the other ones in the area.

First of all, let me say that if you show rental income WITHOUT any of the normal associated expenses (depreciation, property taxes, maintenance, etc), a talented mortgage underwriter will start asking A LOT of question.
