I’ve also hear grant cardone say this & also say don’t shop for real estate based on your budget.I have about 30k i’m comfortable investing eith right now.My area is relatively cheap so I can buy a single family for 45k. 20% down and rent it for $700-$800.Any suggestions would be great.Did Grant Cardone sit one-on-one with you over cup of coffee, looked at your situation and provide you with a tailor made advice?

You just need to structure your entities to tailor your goals.

Looking at the E-5 BAH rate for the local base helps set the pool of people (E-5 family or E-3 roomates are most likely)--or use O-3 pay if you want to tailor it upwards.

I tried to google this over and over but cannot find anything that is tailored for an agent and that has the time frames that need to be followed and what documents that I need to take to each meeting with the clients, the title company etc... 

Think a Manhattan apartment vs. a beach house in Panama City Beach FL.If you have a specific area in mind there may be folks out there who own vacation rentals in that area who could give you a more tailored answer.

That would be a good place to get a good tailored contract to use.

Some strategies work better in certain markets, so tailor your strategy to your market.
