Additionally, there is current optimism with the new mayor, who is focusing on economic development and infrastructure improvements and literally cleaning the city block by block, further enhancing the city's investment appeal. miami doesn't have huge swings it's had 12 years straight of appreciation

And no matter what, straight percentages of the income don't work...unless of course you slide the percentage around for the above-named variables, but at the end of the day your resulting answer will break down to $/unit so you might as well just start there and dump the percentages.

My HELOC lender does not allow electronic payments just checks, but because my contractors generally want straight cash or else electronic payment, I usually cash the checks myself and then send the payments electronically (which is not great from the perspective of my HELOC transaction history, since it looks like I was sending the money to myself only).Please help!
