For any one person's situation, one approach may work better than another.For someone who has the cash flow, and has the equity but not the cash reserves, the HELoC can work, but is NOT the only choice.

Broadstreet Private Equity.They have several offerings including an infrastructure fund where they develop subdivisions for major national home builders in the Carolinas and Georgia.They also have started a store n lock fund in partnership with Public Storage , a cryto mining fund and I think a restaurant fund.I am primarily interested in the infrastructure and store n lock funds.Also, does anyone have any suggestions on back ground check services?

If you budget the negative cash flow over the course of the hold period and have reserves set aside to fill the gap, there is no problem (assuming your investment meets your target appreciation rates - I understand there is no guarantee there).

The property may not have any vacancies, but if it does, just make sure you have enough reserves to cover that.
