Again, assuming it is not stipulated in the lease you rented it with one in place, you might have mentioned that in your advertising as well or during the walkthrough, I mean, it is an amenity so most would mention it. 

The seller's attorney is also wanting due diligence days, earnest money amount, closing date and other special stipulations.

Your contract should stipulate however if they tried charging me I would not be ok with that. 

For future situations,  reply to their 30 day notice with a confirmation letter listing your expectations for deposit refund: clean appliances, trash removal, yard maintenance, etc. and remind them of the 30 day stipulation so there is less chance for dispute.

The additional stipulations are merely there to cover the seller and agents back, but really all known material defects must be disclosed.
