Michael,Long Beach has some nice duplexes sprinkled throughout the city that have come on the market the past few years that have always seemed decently attractive to me.

How the Fed actually works is via printing NOTES (ready the "cash" in your wallet, it does not say money) BUT that is not what is referenced when it is said the Fed is issuing $3T into the system, they don't crank up the printing press's and dance down the street sprinkling out new notes to all the good little boys and girls. 

Peoria, Northern Glendale, sun city, surprise, and everything north of 101 north is pretty nice for the most part with some less than ideal areas sprinkled about here and there.

Like all things investing (and perhaps in life) diversification is prudent and safeguards from pitfalls, so in my personal investing when the portfolio gets a little too heavy in old properties with high CapEx liabilities I look to sprinkle in some new properties with low CapEx liabilities.   

Our inventory is primarily geared to off-campus housing for students (secured by parents) sprinkled with VA  and Traveling Health Care Housing.
