@Bram Spiero I took a spin around some of the areas near uptown and Plaza Midwood is a really cool area and had some a good variety of homes that I would love to rehab if I were in that market. 

1st, my head is spinning with an AP of $500k on a house less than 1000 sf...and a beater at that.  

Be prepared to give up a decent share of all of this, while still making yourself some money, to bring them in and gain the experience so the next time you are in a better position to act on your own.Sorry if that's a bit brash, I don't see the value in spinning speculative wheels.  

It was nothing more than teaching flips and rehabs in order to provide funding through their organization, just a hard money lender spinning the real mission of lending as helping folks succeed in RE.
