I even try to unsell them on the business by sharing my financial losses, litigation,  market shifts, permit purgatory, shady contractors,  clouded title issues,  paranormal activity, squatters, mold, etc.

Better than underground homes which have issues with moisture etc.

The issue why most wives don't like this strategy is because they have to move into an ugly home that will be a construction zone for the near future and they have a hard time looking past that.

I don't foresee any issues but I'll keep you posted.

If it has a good review history, there probably isn't any issues with the place.

I'd issue a notice of non renewal, do the work that's needed to get the property rent ready and find a solid tenant that will help you get to your goals. 

Typical renovations include:Cosmetic Updates: Painting, flooring, kitchen and bathroom upgrades, and landscaping.Structural Repairs: Fixing any underlying issues such as foundation repairs, plumbing, or electrical updates.Efficiency Improvements: Adding energy-efficient windows, new HVAC systems, and better insulation to increase the property's overall value.The goal of the rehab phase is to increase the property’s market value while making it an attractive place for tenants.

It seems there are still issues with the San Antonio project.

So I wouldn't recommend them unless time isn't an issue for you and you don't mind waiting a few days for a response.  

Also, if it's Lennar, be prepared for problems, insulation issues and therefore paper thin walls.
