My general thoughts on Southern Jersey RE is that it will increase in demand as prices closer to NY city skyrocket.

You're right - Home values have skyrocketed in the past year and a half and with Big Tech and Pharmacy boom starting to take over and relocate here I don't see it slowing down anytime soon.

And skyrocketing rents.

But cashflow skyrocketed in Vegas.

Now for instance in North Charleston SC which was a tougher town.. they did build a magnet school that changed that city around I built 25 homes there and the values sky rocketed once that magnet school was built. 

Rehab costs have skyrocketed in these last months.

We currently are cash flowing nicely, but we could almost double the cash flow if we raised rents to market value again, as rents in our area have skyrocketed.

Point Loma is the real target area and it is still sky rocketing. 

Property values have skyrocketed since all of the jobs and people are moving here.

MF prices are skyrocketing much faster than rents in my market.
