I call the professionals I need directly and skip the middle man.

I looked into those markets for my group but unless you yourself can grind out your own wholesale deals meaning you run the skip tracing, you develop a list, and you cold call in hopes of getting a house under contract. 

As an agent, I scrub the tax and property records for data to find off market deals and skip trace using a combination of spokeo (alright) and batch skip tracing (better) and call using mojo dialer. 

Skip the ADU and opt for a duplex.

Second, I agree on networking in the Charlotte area as you can lean on other's experience and skip the learning curve and hassles trying to find the right contractors / handyman.In terms of where to start for renovations, I agree with others - first tackling the functionality (i.e.

I’ve gotten in the habit of skip-tracing the owners info from public records for starters, and also their spouse and any other family members I can find, as well as the neighbors surrounding the property/ talking to as many people as necessary to confirm the seller is who they say they are and is actually selling.  

In future I would go with frameless shower stall doors if there's room & skip them completely on tubs.

I'm in Ventura County and there are opportunities here but I'd skip the condo option if I were you.
