Hello,I am new to the forum.I am interested in learning more about real estate ( searching to learn about  investment property[duplex,triplex,quad] how difficult is to manage this types of properties)Also any suggested locations in CA or AZ to look into for investing. 

No one has more "skin in the game" than a PMC as they have to deal with the property every day until an owner sells or fires them.Also recommend finding your own Inspector and not one referred by an agent.

There's no need to use so many loan/lien positions that carry difficulties in structuring and require downpayment/money out of pocket. 

There is another easy route that requires thick skin, invest in warzone cause you will here many investors don't do it and because of that house in those area cost $10k or less.

However, difficult is my middle name, or so my wife tells me (just kidding).

I would suggest you make the request to have the tenants leave, AND, if it delays the transaction that's no skin off your back - just keep you lender/bank in the loop!

Loath to let go of the workers they've been able to hire with great difficulty, businesses are letting temporary workers go and overall work hours decrease due to insufficient demand.

Hey Peter, you shouldn't have any difficulty exchanging your portion out of a TIC, your QI should be able to help with that.
