I will be fully moved to Denver over the next couple of weeks.

The tenant wants to stay 2 weeks post closing in order to get all of his stuff out.

He ended up taking my underwriting/origination escrowed money and strung me along for six months, frustrating me, the realtor, the seller, and making my negotiation potential crumble.

Our first accepted offer was a 320 unit deal that we contracted, put up non-refundable (yeah, I know) earnest money, and thought we had our financing and money in place to do the deal.  2 weeks before closing a major (several million) partner pulled out leaving us short of the funds needed to close. 

That's why I would target them a week before foreclosure sale and put all effort on homes that were all but certain to go off the hammer. 

If a guest stays for one week in July, the owner can't legally rent to another guest until August and must leave their unit vacant for three weeks.

No "estimating" at the end of the week/month/year. 3.

With that said, I have personally seen a lot of activity in the last two weeks.

I finally had to take a week off work and make myself incredibly obnoxious to ICE (the electric company) to get everything sorted out but our power is now on.
